How a carefully managed Mardia sale led to a year of financial reset and a personalized new home under $500,000
This relationship began through a Google Local Services inquiry from two Meridian homeowners who needed to sell their higher-priced property on Mardia. Their priorities included a timely result, clear communication, and a process that treated both owners fairly and kept every material decision transparent.
I prepared the home for market with professional photography, drone stills, drone video, social media promotion, private showings, and multiple open houses. We listed at approximately $870,000 and built enough activity to identify a serious buyer without allowing urgency to drive the pricing strategy.
The first offer arrived between $815,000 and $820,000. Because the listing was still new and the number did not yet reflect the home’s value, we declined it. After additional market exposure, I reconnected with the interested buyers, arranged another private showing, and encouraged them to improve their position.
The buyers increased their offer, and we ultimately reached an agreement at approximately $830,000. I represented both sides through disclosed dual agency, maintained clear communication with everyone involved, and adjusted the commission structure by two percentage points. That helped reduce the sellers’ transaction costs while supporting the price the buyers were willing to pay.
The home sold after only 18 days on market. The final price was below the original target, but the combination of speed, certainty, and lower commission expense created a practical result for sellers who were ready to complete the transaction and move forward.
The relationship continued after the sale. One of the sellers rented in Meridian for approximately a year, using that time to reestablish her housing plan and determine what she wanted from her next home. When the first lease term ended, she contacted me because she was ready to stop paying rent and begin building equity again.
Her requirements were clear: remain below $500,000, stay within a specific part of Meridian, and find a home that fit her daily life without paying for unnecessary space. A resale could have worked, but a new construction opportunity with KB Home provided the right combination of location, budget, layout, and personalization.
We contracted on a new single-story home with three bedrooms, two bathrooms, and a dedicated office. Through the builder’s design process, she selected many of the finishes and features that mattered to her rather than compromising on someone else’s choices.
The build took approximately eight months. I helped her plan around that extended timeline, and after her initial year-long lease expired, she converted to month-to-month renting so she could remain flexible until construction and closing were complete.
We also secured a builder concession and applied it to the financing, materially reducing her out-of-pocket cost. Throughout construction, the objective stayed consistent: protect the budget, monitor the timeline, and make sure the finished home delivered the value she expected.
The final result connected two very different transactions. The Mardia property sold in 18 days through disciplined negotiation and a commission structure that benefited the transaction. After a deliberate year of renting, the returning client purchased a personalized new home under $500,000 in the Meridian area she wanted.
Here’s what I’d want a future client to understand from this story: the best next move does not always happen immediately after a sale. Sometimes the strongest strategy is to create breathing room, rebuild clarity, and then purchase when the location, property, financing, and timing align.
If your current property no longer fits your needs, let’s build a plan for both sides of the transition, including the sale in front of you and the home you want to own next.
