A Textbook Sale, Years in the Making

How a family referral, strategic spring launch, and complete marketing plan produced multiple offers in under a week.

This seller called me because I had helped his son sell a home several years earlier. During that first transaction, the family mentioned that his father would probably move someday and that they would send him my way when the time came. Two or three years passed—and then the phone rang.

He was the original owner of a well-maintained home in South Boise and had lived in the area for many years. Now he was ready for a major change. He planned to move outside Portland, Oregon, into a multigenerational home with his son, daughter-in-law, and newborn grandson. The Boise sale wasn’t an isolated transaction; it was the first half of a move that would bring three generations of the family together.

What mattered most to him was getting a fair price and feeling good about the sale. He wasn’t trying to squeeze every possible dollar from the buyer. He wanted to understand what the house was worth, sell it confidently, and give someone else the opportunity to own a good home in a wonderful neighborhood.

We began planning in December, but we didn’t rush the house onto the market in the middle of winter. In Idaho, landscaping and curb appeal can go dormant during the colder months. We prepared for a March launch so the yard could be cleaned up and the trees and flowers would be starting to bud. That timing allowed the home to photograph beautifully and stand apart from competing listings that still looked flat and wintry.

Before setting the price, I analyzed the active, pending, and recently sold homes in the surrounding market, concentrating on the prior six months. The home was older and showed normal wear, but it had been cared for and did not carry the deferred maintenance that can complicate an otherwise attractive listing. We positioned it in the $400,000s—a highly active price range for South Boise—and priced it aggressively enough to generate immediate attention while still protecting the seller’s value.

Then we built the presentation. Professional photography gave buyers the essential first impression. Drone footage showed the property and surrounding neighborhood from a wider perspective. Professional video created a natural fly-through experience. A 3D, 360-degree tour let buyers move through the house on their own, and both 2D and 3D floor plans helped them understand the layout before scheduling a showing.

I also placed the listing in Zillow Showcase so all of those assets—the photography, video, interactive tour, and floor plans—appeared together in a more complete visual presentation. The goal was simple: a buyer scrolling online should not have to imagine what the home felt like. We wanted to answer their questions, create confidence, and make the house memorable before they ever walked through the door.

The strategy worked. The listing drew strong interest immediately, and we received multiple offers in less than seven days. Some buyers offered more aggressively, but price alone doesn’t determine which contract is best. One offer came through a respected buyer’s agent who presented a well-qualified buyer and a clean, dependable package. It gave us the price we wanted and a little more, without loading the contract with unnecessary risk.

That professionalism carried through the transaction. The buyers performed exactly as promised, the inspection process did not turn into a second negotiation, and the seller was not asked to provide concessions or complete repairs. There were no fallouts, extensions, or last-minute surprises. Everyone followed the contract, communicated well, and moved steadily toward closing.

Because his move crossed state lines, I also helped with the next chapter. I located and introduced him to a strong buyer’s agent in the Portland-area market. The trust his family had developed with me during the earlier sale now extended to the professional helping them purchase in Oregon, giving him more confidence on both sides of the move.

In the end, he sold in under a week, received slightly more than the price he wanted, made no concessions, completed no buyer-requested repairs, and felt confident about the people taking ownership of the home he had cared for all those years. Just as importantly, he could move forward with the multigenerational plan that had motivated the sale in the first place.

His review confirmed how much the preparation mattered. He specifically praised the vendor connections, carefully planned sequence of carpet cleaning, house cleaning, staging, photography, and the launch that produced multiple offers. His summary was simple: “I could not have asked for a better selling experience.”

Here’s what I’d want any seller to take from this: a successful sale does not need a crisis to prove the value of good representation. Sometimes the best evidence is a transaction that feels almost effortless because the research, timing, preparation, marketing, pricing, and agent-to-agent communication were handled correctly from the beginning.
