A Turnkey Nampa Home, Ready Before the Holidays

How clear priorities and winter builder inventory produced a $406,000 new home with appliances, blinds, and no closing surprises

This couple came to me through the same extended referral network that had already connected me with several Idaho buyers. They were close friends of two past clients, and I had met them socially before learning that they were preparing to purchase a home of their own.

They were already living in Idaho and renting, so there was no out-of-state relocation or home-sale contingency to coordinate. Their goal was straightforward: stop renting, purchase in Nampa near family, and remain below a firm $430,000 ceiling.

Their wish list was specific but realistic. They wanted a new single-story home with four bedrooms, two-and-a-half bathrooms, a corner lot, a three-car garage, and enough yard to feel comfortable without taking on an oversized property. They also wanted the ease of new construction—modern systems, no immediate remodeling, and a builder warranty.

I searched the resale and new-construction markets for options that fit those criteria. The buyers were also active participants in the process and conducted their own research. When they identified a CBH Homes property that appeared to match the plan, they brought it to me and asked whether we should pursue it.

The property was a completed new home in Nampa, situated on a corner lot of approximately one-quarter acre. It offered the four-bedroom, two-and-a-half-bathroom single-level layout, three-car garage, new-home condition, and location they had requested. The house was not merely within budget—it left them meaningful room below their $430,000 maximum.

I evaluated the builder’s price against comparable homes, reviewed the available inventory and current incentives, and helped them determine whether the property represented good value. We then structured the offer and negotiated directly through the builder’s sales process.

Timing helped. The purchase took place during Idaho’s winter slowdown, with snow on the ground and fewer buyers actively touring homes. Builders carrying completed inventory are often more motivated at that point than they are during the spring and summer markets.

The builder had already adjusted the home’s price to reflect the seasonal market, so the strongest opportunity was not another major price reduction. Instead, I negotiated for the items that would make the property genuinely move-in ready: a refrigerator, washer, dryer, and window blinds.

The buyers purchased the home for approximately $406,000—about $24,000 below their maximum budget—with the essential appliances and blinds already installed. That preserved their cash for the move and prevented several immediate post-closing purchases.

We still completed an independent inspection even though the house was brand new. The report was exceptionally clean and identified only minor cosmetic and punch-list items. I worked through those findings with the builder and made sure the agreed items were corrected before the buyers took possession.

I also participated in the new-home orientation and final walkthrough so the clients understood the home’s systems, warranty process, completed repairs, and condition at turnover. The transaction closed within approximately 30 days, on schedule and without appraisal, financing, or construction complications.

There was no dramatic turning point because the fundamentals were right from the beginning. The buyers had saved responsibly, maintained strong credit, knew what they wanted, selected a home that fit the budget, and entered the market during a season when builders were motivated to move available inventory.

My role was to confirm that the property and pricing held up, structure the purchase correctly, negotiate the included value, verify the home through inspection, and make sure every builder obligation was completed before closing.

The couple moved from a rental into a new four-bedroom Nampa home on a corner lot with a three-car garage, full appliance package, blinds, and a one-year builder warranty. Everything was ready; they only needed to move in.

Here’s what I’d want any buyer to take from this: a successful purchase does not have to involve a crisis to demonstrate good representation. Sometimes the value lies in recognizing the right completed inventory, understanding when the builder has already adjusted the price, negotiating the remaining move-in costs, and verifying that a new home is actually ready before closing.

Looking for a new home in Nampa or elsewhere in the Treasure Valley? Let’s compare builder inventory, seasonal incentives, inspection results, and the true move-in cost—not just the advertised price.
