A relatively quick cash sale of about $600,000 in Cedarfield in Eagle, Idaho gave a family the freedom to return to Santa Clarita, California and spend more time together
The situation
Sandy and Josh came to me through my personal network here in Eagle, Idaho, when they decided to sell their home in the Cedarfield community. They had moved to Eagle from Santa Clarita, California, in 2017 with their two children and had made Idaho home for several years.
Josh worked in the movie industry in Los Angeles. For a few years, he commuted back and forth between Eagle and Los Angeles, balancing a demanding career in Los Angeles with family life in Eagle.
When COVID-19 arrived, Josh’s travel stopped and he was home in Eagle full time. That period gave him a new perspective. The children were at a young and impressionable age, and he realized how much of their everyday lives he had been missing while he was away. It gave him pause about where he was in life and what mattered most.
The challenge
Once the pandemic passed, Josh had to return to work in Los Angeles, and the time away became harder. He grew more and more homesick for his family. Sandy and Josh talked through their options and decided the best path forward was to sell their home in Eagle and move back to Santa Clarita, where they could spend more time together as a family.
Their primary objective was to sell the Eagle home efficiently so they could focus on the move. Their goals for the next chapter were just as clear: a home near extended family, a strong support system for the children, and good schools, which were a priority for them as parents. Because they were relocating out of state, the sale needed to give them certainty and a workable path to pack up and transition to Santa Clarita in Southern California.
The plan
Sandy and Josh engaged me to list and sell their home. My focus was on presenting the property clearly and positioning it to attract serious, well-qualified buyers. Cedarfield is a well-known community in Eagle, and I wanted the listing to reach both owner-occupants and investors who would recognize the value of the location.
Throughout the process, I kept Sandy and Josh informed so they could plan their move with confidence. When a family is preparing to leave the state, every update matters, because the timing of the sale shapes the timing of everything else.
The result
The home, priced around $600,000 at the time, sold relatively quickly in June 2022. The buyer was an investor who purchased with cash and later operated the property as a short-term rental. For a family relocating from Eagle to Santa Clarita, a cash offer brought a valuable level of certainty, since there was no lender approval to wait on. That allowed Sandy and Josh to pack up and move back to Santa Clarita on their own terms.
Back in Santa Clarita, Sandy and Josh purchased a home where they could be near family, with good support for the children and access to the schools they wanted. Most importantly, they both found the peace they had been looking for and the opportunity to come together as a more cohesive family.
What this means for you if you’re in a similar spot
This kind of move is not the norm in Idaho. Most of the relocation clients I work with are moving into Eagle, Boise, and the rest of the Treasure Valley from other states. Every now and then, though, circumstances lead people back to their home state, and I have been involved in a couple of these sales.
