One Chance Meeting, Five Transactions, and a Referral Network

How a dog-park conversation grew into investment purchases, a luxury home, a duplex sale, a future homesite, and generations of referrals

Some client relationships begin with an online inquiry or formal referral. This one began while I was walking my dogs at a neighborhood park.

A Southern California family was staying nearby in an RV park with their young son and dog. They found the park while looking for a place to exercise the dog, and I noticed the California plates on their Ford Bronco. I introduced myself, we started talking, and I learned that the husband was considering an Idaho investment property.

I gave him my business card and invited the family to our home that evening for food and barbecue. That simple introduction became a long-term advisory relationship spanning five transactions: three residential purchases, the sale of a duplex, and the acquisition of a future homesite.

The first purchase was a vacant home in Redstone Ranch near my Eagle neighborhood. It had been owned by a woman who passed away, and her heirs were ready to close that chapter. The property was listed at $480,000 and had been available for only about five days. I helped structure a $460,000 cash offer, securing a $20,000 reduction despite the short market time.

We completed an inspection and identified deficiencies in the crawl-space vapor barrier. The sellers corrected the barrier, and we also negotiated the refrigerator, washer, and dryer into the purchase. The buyer immediately rented the home to friends within my neighborhood network, avoiding an extended vacancy.

His next acquisition was a tenant-occupied home in Canterbury Commons in Meridian. The four-bedroom, two-and-a-half-bath property offered approximately 1,648 square feet, a two-car garage, and a 0.14-acre lot.

It was originally marketed at $430,000 and later reduced to $420,000. We negotiated a $415,000 cash purchase plus $4,150 in seller-paid closing contributions, bringing the buyer’s effective acquisition cost closer to $410,850. The 34-day transaction was straightforward despite the existing tenancy. He later installed new tenants and continues to hold the property as a rental.

Later that year, the relationship expanded from investment advising to the purchase of his family’s primary residence in Dry Creek Ranch, one of the Boise area’s premier communities. The Zach Evans Construction home was a single-story, four-bedroom, three-and-a-half-bath residence with approximately 3,146 square feet, a three-car garage, and a full RV bay—roughly five vehicles of total garage capacity.

The home was listed just below $1.3 million. The sellers refused to reduce their price despite several rounds of negotiation, so we secured the property with a conventional offer slightly above the advertised amount. When the price would not move, I concentrated on protecting the buyer through the remaining terms and due diligence.

That negotiation happened while I was traveling in Vietnam. When the buyer emailed that he wanted the property, I arranged for a trusted showing agent to provide access, analyzed the home remotely, prepared the offer, and negotiated across a substantial time difference. Vacation did not mean his opportunity had to wait.

The inspection uncovered standing water in the crawl space. Because the sellers had held firm on price, we held firm on resolving the underlying condition. We negotiated installation of a complete French drainage system, removal of the accumulated moisture, and replacement of the vapor barrier before closing.

The next chapter involved selling an investment duplex on Ohio Street in Caldwell. The property was occupied by tenants, which meant prospective buyers could not tour the interior until an offer was accepted. That restriction narrowed the marketing strategy and made negotiations unusually demanding.

We worked with the eventual buyers for several weeks. More than once, negotiations appeared finished before the buyers returned with another attempt. My seller was disciplined about the price he would accept and declined to perform additional work after the inspection. We ultimately held the transaction together and closed the duplex at $440,000.

As that sale progressed, I also helped him purchase an unimproved one-acre lot on Sweeney in McCall for $212,500. The land provides a future homesite and another piece of a growing Idaho real estate portfolio.

Across these transactions, the strategy changed with the asset. The first two purchases relied on cash certainty and price negotiation. The luxury primary residence required remote execution and firm inspection advocacy. The tenant-occupied duplex demanded patience and repeated negotiation. The McCall lot required evaluating bare land through the lens of future use.

The relationship has also produced an extraordinary referral network. The original client introduced me to his brother, his mother, his grandparents, and several friends. Those introductions became additional buyer and seller relationships across the Treasure Valley.

The result is larger than any individual closing: four properties acquired, one investment property sold, two active rental holdings established, a luxury family home secured, a future McCall homesite purchased, and a multigenerational network of clients created from one conversation at a dog park.

Here’s what I’d want a future client to understand from this story: the real value of a real estate relationship is revealed over time. A trusted advisor should be able to shift between rentals, luxury homes, occupied investment sales, land, remote negotiations, inspections, and long-range planning while continuing to protect the client’s priorities.
