An As-Is Sale With Dignity

How honest advice, transparent marketing, and competitive pricing produced multiple offers on a neglected Eagle home.

This seller first contacted me through one of my online marketing funnels while she and her husband were going through a divorce. She had already moved into a rental, while he remained in the Eagle home with their dog. The couple needed to sell the shared property, divide the proceeds, and move forward separately.

The process developed gradually. I stayed in contact with the wife while the divorce and living arrangements progressed. Once she introduced me to her husband, I began coordinating with both of them because he occupied the property and would need to provide access for the walkthrough, preparation, photography, showings, and sale.

I arrived at the initial property meeting prepared to discuss a traditional listing strategy, market comparables, and a full marketing launch. The walkthrough changed the conversation immediately.

The underlying house was a solid single-story home built in the 2000s, but years of neglected presentation had taken a toll. The exterior paint needed attention. The landscaping was severely overgrown. A large established tree extended over the home and had begun lifting part of the driveway. Inside, belongings were left throughout the rooms, surfaces and appliances needed substantial cleaning, the carpet and paint needed replacement, and a strong pet odor affected the entire experience.

The condition did not necessarily require a complete renovation. New carpet, interior paint, deep cleaning, appliance cleaning, landscaping, and professional odor treatment could have transformed how buyers perceived the home. Based on the market analysis, I estimated that a properly prepared version could potentially sell in approximately the $500,000-to-$530,000 range.

But that higher price would require money, time, cooperation, and project management before the property ever reached the market. The husband did not have the funds to complete the work, and the wife did not want to remain tied to the house or take on a renovation during the divorce.

I gave them a clear choice rather than pretending there was only one correct strategy. They could invest in the preparation and pursue the higher potential value, or they could price the property aggressively, disclose and market its condition honestly, and transfer the work to a buyer. They understood the financial tradeoff and chose the cleanest exit.

We priced the home at $400,000. At that number, a single-story Eagle property offered an unusual opportunity even after accounting for the cleaning, cosmetic work, landscaping, and odor remediation. The strategy was not to conceal the condition or use flattering marketing to lure buyers into a surprise. It was to make the price and the work tell the same story.

I adjusted the marketing plan accordingly. We still used professional photography and drone imagery, but I did not add services that would not improve the outcome for this particular property. A premium showcase presentation, floor plans, and polished lifestyle videos would have oversold the condition. Instead, I emphasized that it was an as-is fixer opportunity in Eagle and concentrated on reaching buyers prepared to see beyond the presentation.

The response was immediate. Calls and showing requests came in so quickly that I held open houses to manage the volume efficiently. I stood outside and spoke candidly with arriving buyers before they entered. I explained that the home needed work and that there was a pronounced pet odor, but also clarified that it was not smoke damage and that cleaning, flooring replacement, paint, and appropriate odor treatment could address much of the problem.

That upfront conversation mattered. Some visitors still could not get past the smell, and that was understandable. But nobody could reasonably say the condition had been hidden from them. Buyers who continued through the home did so with realistic expectations and could focus on the single-story layout, Eagle location, underlying structure, and potential value.

We received multiple offers and ultimately accepted one at approximately $415,000—$15,000 above the asking price. The buyer understood that the property needed investment and planned to improve it rather than demand that the divorcing sellers complete the work.

The inspection was conducted for informational purposes only. The buyers asked questions about several findings, and I helped obtain the answers they needed, but the transaction remained an as-is sale without turning the inspection into a large repair negotiation.

The closing also resolved increasing pressure surrounding the property’s exterior upkeep. With the sale completed, the yard could be cleaned up, the property could be restored, and the sellers were no longer responsible for managing a home that had become a source of financial and personal stress.

Financially, the couple likely could have netted more if they had invested in preparing the house before listing. But maximum theoretical price was not their only measure of success. They made an informed decision, avoided funding and managing a renovation together, sold quickly, received more than the price they had agreed would meet their needs, divided the proceeds, and moved forward in separate directions.

Here’s what I’d want any seller to take from this: I will tell you what your home could be worth after preparation, what that preparation is likely to require, and what the property may command in its current condition. The right choice depends on your money, time, capacity, and life circumstances. Once you choose, my job is to market that reality honestly and create the strongest outcome available without sacrificing your dignity.
