Two Primary Suites, Six-Car Garage, One Family Move

How a multigenerational referral chain led to a highly specialized $1.29 million Eagle purchase.

This Eagle purchase grew out of one of the most meaningful referral chains in my business. It began with a relationship formed years earlier and eventually expanded through siblings, parents, grandparents, and family friends. By the time this couple was introduced to me, several members of their family had already trusted me with Idaho real estate decisions.

They had lived in Orange County, California, for many years and had recently renovated the home they expected to continue enjoying. Then their daughter and grandchildren moved to Idaho, and the next generation of the family began growing here. The couple realized that staying in California would mean experiencing family milestones from a distance. They decided being close to their children, grandchildren, and great-grandchildren mattered more than remaining in the familiar home they had just improved.

Their Eagle search came with an unusually precise set of requirements. They wanted to remain below $1.5 million, purchase a single-story home that would work comfortably for the long term, and have two private primary-style bedroom suites. The separate sleeping and bathroom spaces would give each of them privacy and comfort while preserving the shared kitchen, living areas, and daily life they wanted together.

The property also needed to accommodate an extraordinary collection of vehicles and recreational equipment. The couple owned multiple cars and other large items—so many that they had rented an airplane hangar for storage in California because ordinary storage units could not meet their needs. A standard three-car garage would not solve the problem.

We found the answer in Stags Crossing, a sought-after Eagle community, with a newly built home by local builder Big Springs Construction. The single-level design provided the two distinct bedroom suites they needed, along with open common spaces, high-end finishes, engineered flooring, premium appliances, and a lot of approximately three-tenths of an acre.

The defining feature was the garage. At roughly 2,200 square feet, it could accommodate approximately six vehicles and included two RV-sized bays. The garage was not a bonus feature for these buyers; it was the element that allowed them to consolidate vehicles and belongings that previously required separate hangar storage.

The home was essentially complete, so it also worked with the couple’s relocation timeline. They could secure the Idaho property and then organize the sale of their California home, multiple moving trips, vehicle transportation, and a lifetime of possessions without waiting through a lengthy construction cycle.

We made a full-price cash offer of $1.29 million. The winter luxury market gave us room to negotiate value in a different way. At that price point and during Idaho’s slower season, builders are often more willing to complete meaningful upgrades to secure a qualified buyer, even when they will not reduce the stated purchase price.

The buyers disliked the home’s dark brown exterior color, and the unfinished garage floor did not match the level of finish they wanted for a space that was central to the purchase. I negotiated for the builder to epoxy the garage floor and repaint the front exterior to create a lighter, more appealing aesthetic.

The epoxy work could be completed as part of the transaction, but Idaho winter conditions did not allow the exterior painting to happen immediately. Closing was not the end of my responsibility. I continued following up with the builder after the buyers took possession and kept the commitment active until warmer weather allowed the exterior work to be completed.

The cash transaction closed in roughly two weeks without appraisal, financing, or competing-offer complications. The harder part was coordinating the human side of the move. The couple had accumulated decades of belongings, vehicles, and recreational equipment, and transferring everything from Orange County required multiple trips and significant family involvement.

Their daughter, grandchildren, and extended family helped with the logistics, while I coordinated the Idaho side with the builder, escrow company, and closing process. The short escrow gave them ownership of the Eagle property quickly so they could move their belongings in stages rather than forcing the entire relocation into one trip.

In the end, they purchased a $1.29 million single-story home in Stags Crossing that met requirements most properties could not combine: two private primary suites, high-end finishes, an open layout, a sizable lot, and approximately 2,200 square feet of garage space with double RV bays. They also received the negotiated epoxy flooring and exterior repaint without paying above the agreed price.

More importantly, the home brought another generation of the same referral family together in Idaho. What began as one relationship had become a network of trust spanning siblings, parents, grandparents, and friends—and this purchase allowed the eldest generation to remain close to the family members who had motivated the move.

Here’s what I’d want any luxury buyer to take from this: a specialized home search is not about finding a property with most of the right features. When the requirements include long-term single-level living, two private suites, premium finishes, and garage capacity measured in thousands of square feet, the right agent must understand which features are truly nonnegotiable, recognize a rare match, and negotiate improvements that make the property complete.
